Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack otherwise known as HIP's. The packs contain a sale statement, local searches and evidence of title. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills. Whilst a Home Information Pack provides valuable insight for the buyer, unlike its Scottish equivalent, much of the work involved in putting the pack together has to be repeated. The buyer's solicitor has a duty of care to ensure searches are accurate and up to date so duplication is required. Most commonly the Home Information Packs arranged by Estate Agents are compiled by a third party company. It is worth noting that those selling their property are under no obligation to source the pack through an Estate Agent. The packs are often sold by Estate Agents at a premium.
